Verdant's 2023 Triumphs: A Year in Review

As we wrap up the 2023 year, Verdant is reflecting on wonderful miles-stones and accomplishments from both our clients and our company. This year was an amazing journey for us, with lots of change and new projects, as we look back it is hard for us to capture everything that has unfolded this year. Therefore, considering many great feats, we have decided to share with you 4 of our favorite accomplishments with a “2023 – Year-In-Review!”

1.   Hammaker Hills – Thurmont, Maryland

 This stunning community nestled at the foothills of the Catoctin Mountains, is brought to life by Dan Ryan Builders (DRB) and Verdant Development. Offering the only new construction single family homes in Thurmont, Maryland, this great community makes you feel like you’re a part of Small Town America, while having convenient access to major commuter routes, with a quick drive to both Frederick, MD and Gettysburg, PA.

The land for this project was acquired in 2021 by DR Acquisitions, from another developer, with concept plans already in place. Verdant Development was then brought on by DRB as a fee developer for the project,  successfully nurturing the project the rest of the way, working closely with the community and staff of Thurmont to ensure Hammaker Hills was a feasible addition to the community.

This project was separated into two phases, with the first phase consisting of 36 lots, all of which were delivered mid-year of 2022. Since then, DRB has had tremendous success, selling out all available lots, along with substantially finishing out most of the buildouts. The second phase, consisting of 22 lots, is currently undergoing site development. DRB is anticipating starting building on Phase 2 Spring of 2024.

This project highlights another wonderful joint venture with an established builder, as Verdant continues to work closely with developers in ensuring projects are brought to life start to finish.

2.    A New Addition to the Team – Reed Jimenez   

This October, Verdant welcomed its newest member, Reed Jimenez to our wonderful team. Reed comes to us with 3 years of experience as a real estate agent in Maryland, Pennsylvania, and West Virginia. In addition to helping us expand our brokerage, Reed has been entrusted with the crucial role of marketing and business development. In this role, Reed has been focusing his efforts on growing our online presence and leading the charge in networking ventures.

We are excited to see where Reed and our team will take us in 2024!

 

3.     Railroad Square – Brunswick, Maryland

Railroad Square is a mixed-use infill/historic renovation project encompassing a square block in Downtown Brunswick, Maryland. It is situated between Potomac Street, Brunswick’s “Main Street” and the MARC commuter train station. The project is zoned TOD (Transit Oriented Development) and is located within both Enterprise and Opportunity zones. The Railroad Square project consists of the following components:

The Residences at Railroad Square – 45 “workforce” affordable housing units located in a new 3-story 80,000 square foot building with below grade podium parking. Building features include secure parking, elevator access, fitness center, pocket parks, community multi-purpose rooms and rooftop patio.

The Shoppes at Railroad Square – Approximately 10,000 square feet of retail/office space situated along Potomac Street. The space will be a combination of new construction and renovated ground level retail in the adjacent Mommer’s Building.

The Mommer’s Building – Historic renovation of a prominent Brunswick historic landmark located at the intersection of Potomac Street and Maple Avenue, directly across from Brunswick’s City Hall. The 3-story building will include ground level retail space and 3 upper level “workforce” affordable housing units.

Other components of the project include a pocket park and green space areas for community events and seasonal activities and surface parking lot that will provide additional parking for Railroad Square and community events.

Verdant Realty Group brokered the assemblage of properties making up this monumental project, and Verdant Development Group along side Taft Mills Group obtained all of the required approvals to commence development.  Vertical construction of The Residences of Railroad Square is currently underway with a projected completion of the project in 2026. 

4.    Rockwell Terrace – Downtown Frederick Sale
